Who the f**k in this world will invest 5.6 karod to make 60k month, this is less then 2%, better put in bank and get 5% return. At this time real state is not investment in Nepal . Price increment are not off setting even basic APR. Doesnt worth it.

Everything is expensive in Nepal these days. I went to Nepal last year after many years for Dashin, and realized how badly inflation has hit the country. Food prices, prices of clothes, rent has all sky-rocketed.
I wondered how poor people in Kathmandu are surviving amidst all these.
So it's not just the land prices that has gone up.
I would, personally, blame the very corrupt political situation for all that's wrong with Nepal.

I live abroad so i dont know how much price has gone down but according to these websites, one should be able to get a decent house for 80 lakhs to 1 crore or maybe even cheaper.

They even boast of 24 hour drinking water supply in colony area using ground water, i wonder if that is legit though.

its personal choice,Our family bought that land 18 yers ago , 8 lkah /ropany, Herd that ppl were saying that is too much, I think at that too our family had option to put money in the bank, , herd that time interest rate was 12%, what could be the value of that money at this time? will we be able to buy same salnd with that money?
arround that area land is selling between 30 to 35 per ana. ppl who want to buy are buying.Investment in land and propety is not fro short term , say after 10 years what will happen to that money in bank? and buy the land what will happen to the value of land after 10 years?
its all about where you want to invest and what you want to get in return. yes it looks very expensive today, but it is giving return, you wight 10 years, and sale it in 10 years I think land value will go up by a minimum of 25% because of devaluation of ruppees.

What we have to realize is kathmandu is capital city of Nepal so value of ever yyhing being high is obvious because of too much job ; opportunities;school college big university sarkari karyalaya etc etc everything we can imagine I m just trying to justify price being really high is ok .

Some people have told me noone is buying at exorbitant prices anymore. One person i know has been trying to sell his property near chabahil area for 1.2 crore, there has been no offers for a year now. It would have been good to have a real estate website which could tell us about the transactions going on, whether people are actually buying and selling at those rates some people are citing.

Kathmandu is mesh in terms of real state right now. There is no separation of business district and residential area. As a result all real state is priced as business property. But people have to realize what is decent money to spent for residential property. At the end of day it's all about buyer and seller. But as investment no way at this time. Ne

Nepals economy has been crazed but it is not visible because of remitance. Job situation is horrible. Literally nepals economy is based to back channel money. No infrastructure to handle growth. No project in pipe for water and electricity. One whole generation is not in country any more. Small piece of land is being sold , which will cost under 1 korad...bigger are not cause there is no money. There aren't geninune business enough in Nepal which can buy property of even 2 ropani @ 35 lakh per ana. So all these money is basically back channeled money. So if u wanna buy for residence ...saying I wanna have home ...go for but don't pay too much...thinking about investment ...go for little outside of valley look for future growth signal and pay moderate value. But do not buy anything like @35 per Anna any where. I just came back frm Nepal ...I have fairly good business family background and fair amount of properties in Ktm valley . But honestly living condition in Ktm is horrible.....do not pay too much for property in Ktm right now..

1 crore will hardly suffice to buy you 4 aana of land in prime locations like Sanepa, Pulchowk, Baneswore etc where an aana will easily cost you 35-55. But you should be able to find decent properly in suburb areans like Sunakothi (1 km up from Dholahity,3-4 outside Ring Road), Kirtipur or outside Balaju.
Since land's availability is limited, there's no way Kathmandu's real estate market will continue crashing. If I had money and were looking to buy land and property, I'd think this is the right time. And I don't agree to the notion that buying land/building in Kathmandu is a bad investment. It'll definitely pick up (due to limited availability). Think of overgrowing population.
That said, personally, I wouldn't wanna live in Kathmandu. It is overcrowded, polluted and extremely undesirable venue to live. Pokhara would probably be my priority.
